San Tan Valley council approves rezoning for possible large wholesaler

Posted

The San Tan Valley Town Council has approved a zoning change that may bring a large retail-wholesaler near the southeast corner of Hunt Highway and Stone Creek Drive.

The council approved the rezoning for the almost 28-acre site at its Nov. 4 meeting.

Diversified Partners “proposes a large-scale wholesaler/retail commercial center that will deliver regional commercial services currently absent in San Tan Valley,” according to a staff report.

The proposed business has not been identified, but it “would also provide a gas service,” the town’s Community Development Director Gilbert Olgin told the council.

Council rezoned the land from multifamily residential and community commercial to town regional commercial.

A Winco, PetSmart, Home Depot and In-and-Out Burger are located to the north of the site. It would also be adjacent to Solara at Johnson Ranch.

“Having done a lot of work in the San Tan area before it was incorporated, and now since it’s been incorporated, there is a need to provide quality commercial services to meet the needs of the new residents,” Diversified Partners’ representative Brennan Ray of the Ray Law Firm told the council.

The town’s planning and zoning commission recommended, with several conditions, approval of the rezoning at its Sept. 28 meeting.

The conditions include the developer installing a traffic light about one-quarter mile from Stone Creek Drive at the site’s primary access on Hunt Highway.

In addition, the developer will widen a half-street right-of-way on Hunt Highway that will be in accordance with the town’s 70-foot street standards.

“At this point, all we’re doing as a council is approving or denying a re-zone of the property.” Mayor Daren Schnepf said. “The site plan still will go (before council), and I have full faith and confidence in our staff that they’re going to make the right choices and decisions based on the information they receive from traffic impact analysis.”
