The Queen Creek Town Council recently approved rezoning almost 16 acres of land, as well as a site plan for a new residential development, Mayberry on Rittenhouse.
The development will consist of 186 units of residential condominiums. The project site is east of the southeast corner of Sossaman and Rittenhouse roads. The town’s Planning and Zoning Commission recommended approval of the project at its May 11 meeting.
Property Design Develop LLC is developing the project and EPS Group Inc. is the landscape architect and planner.
Mayberry on Rittenhouse will offer single-story duplexes with two, one-bedroom units; detached single-story two-bedroom homes; two-story townhomes with two, two-bedroom units; and two-story carriage house buildings with six single-bay garages at the first floor and two, one-bedroom units at the second floor. The unit types vary in size from 752 square feet up to 1,376 square feet of livable space. A total of 82 one-bedroom units and 104 two-bedroom units are proposed.
According to a staff report, the developer will build a 30-foot landscape buffer along Rittenhouse Road and a 25-foot landscape buffer at the south, east and west property boundaries of the project site. A 25-foot landscape buffer is provided to the south and east property boundaries as part of the adjacent Rittenhouse Ranch subdivision.
Mayberry at Rittenhouse will have a clubhouse that will include a fitness center with yoga rooms and a resident lounge area. Adjacent to the clubhouse will be a pool and spa area with shaded ramada seating.
“An event lawn, fire pit lounge and sport courts for pickleball and cornhole is also proposed in the central amenity area,” according to the staff report. “Secondary amenity areas are proposed throughout the development and include a dog park, outdoor exercise play equipment, and a shaded perimeter trail with low lighting and seating.”
The developer held two neighborhood meetings on Sept. 13, 2021, and on March 3, with about 23 total residents attending.
According to the staff report, residents’ main concerns were increased density and traffic in the area.
“To address some of the traffic congestion concerns, it should be noted that the applicant has worked with the town traffic engineer to provide sufficient traffic calming measures at the entrance to the project as required,” the report stated.
The measures include a deceleration right-turn lane with 100-feet of storage length and a 100-foot taper; a deceleration left-turn lane with 155-feet of storage and a 45-foot taper; and a right-out-only diverter at the exit from the development onto Rittenhouse Road, stated the staff report.
Sean Lake of the law firm of Pew & Lake represented the applicants at the residents’ meetings and before the Planning and Zoning Commission.
In an interview he estimated that it will take about two years for construction of Mayberry on Rittenhouse to be completed. He added that the developer will immediately begin the permitting process.
