Work is starting on a medical office development at the southeast corner of Ocotillo Road and 226th Street in Queen Creek.
The $20.1 million project, developed by A.T. Craft of Mesa, is called The Collective on Ocotillo and will feature a new Class A medical office condominium development.
The Collective on Ocotillo will provide health care professionals and medical users with the opportunity to purchase or lease medical office space. Construction is expected to be completed during the first quarter of 2027.
Kidder Mathews is serving as the exclusive listing broker for the project.
“Demand has been strong. We were aware of a handful of users looking around before launching the marketing campaign. Once we launched, we saw a notable increase in activity and uncovered more interest from owner/users and tenants in the market,” Perry Gabuzzi of Kidder Mathews stated in a press release.
The development will offer a total of about 48,000 in rentable square footage across four buildings. The project will consist of buildings ranging in size from 9,600 square feet to 17,900 square feet. Spaces will be available for purchase or lease and can accommodate users ranging from 2,500 square feet to full-building opportunities, the release continued.
The property's zoning allows for a broad range of clinic, medical, dental, and general office uses.
“Queen Creek is one of the most dynamic growth markets in the Valley, and health care infrastructure needs to keep pace with that growth. Every aspect of The Collective on Ocotillo was planned with the provider and the local community in mind. The strong demand from physician groups engaged so far reinforces the need for this type of development,” Garret Clifford, CEO of A.T. Craft, stated in the release.Currently, purchase and sale agreements are out on approximately 13,000 square feet, with an additional 25,000 square feet under negotiation, the release continued.
The architect of record for the project is Edifice Architecture and A.T. Meridian is the general contractor.
