New home builds in Paradise Valley are thriving, keeping the usually slow summer alive with activity, luxury real estate agents say.
Two of the three top home sales in the town for August are freshly built, one constructed just this year and the other finished last year.
The third top sale was built in 2019.
Scott Grigg, owner of luxury real estate brokerage Grigg’s Group, said Arizona’s new home construction market is booming.
“We’re seeing a significant influx of buyers relocating who are specifically favoring new builds over resales. These buyers aren’t looking to take on renovations, they want move-in-ready homes that offer a modern lifestyle from day one. They seek amenities that are thoughtfully designed, such as wellness centers, fitness studios, outdoor living spaces, and ample parking,” he said.
This summer the group closed four new builds at Seven Desert Mountain totaling $16 million in sales. In total this summer, Grigg’s Group closed more than $47 million in new build construction sales.
“An emerging trend we’re seeing, especially in partnership with Cullum Homes, is the growing demand for turnkey residences fully furnished with curated designer interiors. This takes the pressure off buyers to shop for furnishings or coordinate design logistics,” Grigg said.
Realtor Josh Stately, founder of the Stately Group, said new builds are always in demand, especially in the luxury market.
He had two $17 million closures this year. Both were new builds, and Stately said he has one in escrow for nearly $19 million scheduled to close at the end of the year.
“New build is in high demand, and many new permits have been issued. The trend is better quality and better locations, so I anticipate 2025 and 2026 to be strong,” he said.
