A recently approved preliminary plat allows condominium ownership of the buildings and common elements of the Brown Road Pavilions east of Recker Road on the south side of Brown Road in Mesa.
The Mesa Planning and Zoning Board on Feb. 22 voted unanimously in a consent agenda with other items to approve the preliminary condominium plat for the existing office development.
The zoning designation for the site is office/commercial and small-scale offices are permitted by right, Planner Jennifer Merrill said at a study session prior to the meeting.
“The preliminary plat shows two units and each unit is comprised of one building. It includes the interior air space as well as the exterior walls of the building and the roof so that those buildings can be under single ownership,” she said. “There’s also one tract that’s proposed and the tract comprises the rest of the site including the landscaping, the parking areas — all of the shared areas of the site.”
John Ulibarri of Gervasio & Assoc. Inc. is the applicant. CC Brown LLC is the owner.
The 2.352-acre property has two existing one-story stucco buildings and four parking shade structures, according to a written project narrative.
“The preliminary condominium plat will subdivide a fully developed commercial zoned property located at 6239 E. Brown Road,” it states. “The subdivision shall create two unit areas that include an entire existing commercial/office building. Each existing building shall be within the limits of Unit 1 or Unit 2. A tract of land (is) for shared common improvements that include existing parking, parking shade structures and access to East Brown Road, existing private utility services and public utilities.”
The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
