Goodyear retail survey to guide future development

Posted

Demand for additional grocery stores, national retailers, dining and entertainment options is shaping Goodyear’s next phase of commercial development, according to the city’s 2025 Retail Survey.

The survey, conducted from Oct. 1 through Nov. 15, 2025, collected feedback on shopping, dining and entertainment preferences. City officials said the results will be used to guide retail recruitment efforts and conversations with business owners, developers and site selectors.

Among grocery options, Whole Foods, AJ’s Fine Foods and Sprouts were the most frequently requested brands, signaling continued demand for specialty and upscale food retailers.

Respondents also identified interest in large national retailers that often serve as development anchors, including Macy’s, IKEA, Marshalls, Dillard’s and Dick’s Sporting Goods, as well as brands such as Sephora, Nike and Apple.

Restaurant preferences leaned toward sit-down dining and experiential concepts that typically support destination retail centers. Frequently requested brands included The Cheesecake Factory, Postino, Yard House, Flower Child and In-N-Out Burger, along with Italian, pizza and Korean barbecue concepts.

Residents also expressed interest in expanding entertainment offerings across the city. Top requests included sports-focused entertainment, arcades and “eatertainment” venues, bowling, mini golf, live music and performing arts spaces, nightlife and lounge concepts, and indoor recreation such as ice or roller rinks.

Overall, residents expressed a desire for additional department and fashion anchors, sporting goods retailers, home furnishings and décor stores, beauty and wellness businesses, and technology retailers, categories often associated with larger commercial developments.

City leaders said the survey reinforces Goodyear’s long-term economic development strategy of attracting retail, dining and entertainment uses that match market demand and support sustainable growth as the city continues to expand.
