The Goodyear City Council unanimously approved a proposal to purchase a 13-acre parcel for $8.4 million.
The acquisition, is planned to support future expansion of the Goodyear Civic Square and provide additional parking for events and programming in the short term.
The land, lot 8A, located just north of City Hall and Civic Square Park, is being offered by Globe Land Investors at $15 per square foot, below the appraised value of $18 per square foot.
The proposal includes a development agreement for public infrastructure improvements, requiring the city and the developer of the adjacent Lot 8B to share equally the estimated $2.5 million cost of extending Civic Square Roadway to Monte Vista Drive. The agreement mandates the road be completed within 10 years.
If approved, the resolution would amend an existing development agreement to exempt the newly acquired parcel from certain sales tax reimbursement obligations tied to other public infrastructure within the Civic Square area.
Funding for the acquisition is expected to be included in the city’s fiscal year 2025 budget, with costs for the roadway extension allocated in future budgets. There are no immediate construction plans for the parcel.
