Ballpark Village breaks ground in Goodyear

Scottsdale-based real estate firm Diversified Partners broke ground on Ballpark Village, a 7.7-acre retail development located at the northeast corner of Estrella Parkway and Yuma Road.

The new center will feature a mix of restaurants, retail shops and service providers. Confirmed tenants include Starbucks, Jersey Mike’s Subs, Pacific Dental Services, Farmer Boys, Nautical Bowls, Mesquite, a locally owned Mexican concept and The Nail Boss, a Goodyear-based salon. Additional space remains available for lease.

CEO Walt Brown Jr. addressed city officials, business partners and community members during the public ceremony.

“This corner has sat empty for decades,” Brown said. “And now we get to bring something vibrant and exciting to the community.”

Brown thanked the City of Goodyear’s economic development and planning staff, calling them an essential part of the project’s progress.

“Projects like this don’t just happen. They take vision, they take trust, and they take teamwork,” he said. “We’ve been investing millions of dollars. When you’re doing that, you want to be working in a city that supports you. Goodyear has been that kind of partner.”

The development is being built in phases. Brown said the first group of leases are set and the development will attract more attention from local businesses.

“In 90 days, we’re going to start on the south side,” he said. “Once we get some buildings up and utilities are stubbed, the rest will move quickly. We’ve worked closely with the bank to make sure that the city would allow us to space it out. Some cities won’t, but Goodyear did.”

Vice Mayor Wally Campbell, who has lived in Goodyear for 26 years, called the groundbreaking a long-awaited milestone.

“This lot has been vacant all that time,” Campbell said. “We’re just thrilled that they wanted to do a public groundbreaking so that we can get the excitement of our residents and show what’s coming.”
