MLILY one step closer to opening Goodyear plant

A mattress manufacturing plant under construction in Goodyear will be completed by the contractor that started work on the building.

Palm Valley 303 Industrial Park developers Merit Partners and First Industrial Realty Trust chose Phoenix-based general contractor Stevens-Leinweber Construction Inc. to complete the 643,798-square-foot tenant improvement for MLILY, a global mattress and memory foam manufacturer slated to bring 300 jobs to the Southwest Valley.

Cost of the project was not available.

SLC also is the ground-up general contractor for the Class A PV|303 WEST II/MLILY industrial shell building, which the company began in March as a speculative industrial project and is now completing as a fully leased facility, the companies announced in a release.

SLC initiated build-out work on the MLILY building in September, with state-of-the-art manufacturing features and building amenities that will serve the manufacturer and its employees.

This is SLC’s fourth major build at PV|303 — starting with its build-out of the Ball Corp. manufacturing warehouse, followed by the Boeing/XPO tenant improvement, and HD Supply warehouse and logistics build-to-suit.

“In each case we couldn’t be more pleased with our development partners and the quality of construction required by the companies who now occupy these buildings,” SLC Director of New Construction Erik Powell said in a prepared statement. “MLILY is no exception. Merit Partners has again brought a talented project team to the table and, as a result, continues to set the bar for industrial construction in the West Valley.”

The MLILY shell building features 40-foot clear height, a modern cross-dock configuration and a private drive for easy entrance and exit. The entire facility will be air-conditioned, the release stated.

Tenant improvements will serve MLILY’s heavy manufacturing needs with H-4 tank rooms, process equipment with integrated leak detection and scrubbers, and state-of-the-art conveying systems, cutting lines and packaging equipment.

The office space will span more than 20,000 square feet of Class A buildout with large break areas and locker rooms for greater employee comfort.

The building, on 39.9 acres at 3350 N. Cotton Lane in Goodyear, is within the 1,600-acre master planned business park. At build-out, PV|303 will include more than 20 million square feet of industrial, office and retail space at the confluence of Interstate 10 and Loop 303.

As the project’s general contractor, SLC provided all design-build services and managed all construction aspects from plan completion through to delivery, the release stated.

Construction of the shell building followed approved FM Global construction methods. Butler Design Group is the building’s architect.

MLILY is the retail brand of Healthcare Arizona LLC, a venture of China-based Healthcare Co. Ltd., manufacturer of mattresses, mattress toppers, bases and pillows. It operates facilities in China, Thailand, Serbia and South Carolina.

The company’s presence at PV|303 adds to a growing roster of tenants that include Dick’s Sporting Goods, REI, UPS, Ferraro Candy, Daimler Trucks and Fairlife in addition to Boeing/XPO, Ball and HD Supply.

SLC anticipates a December 2020 completion of the MLILY build-out, in time for the company’s targeted move-in date.
