Litchfield Square continues construction

The city of Litchfield Park has provided an update on the ongoing development of Litchfield Square in the winter edition of the CityLine Newsletter  magazine with several projects moving forward as part of the larger revitalization effort.

Construction is expected to begin this spring on Lot 3 and Lot 4, which will mark the first phase of development for Litchfield Square. This phase will include a two-story, 40,000-square-foot mixed-use building, consisting of restaurants, retail spaces, and office facilities.

In addition, the city is reviewing proposals for Lot 1 and Lot 2, which are being considered for a proposed 30,000-square-foot mixed-use development.

There are also discussions surrounding Lot 13 and Lot 14, where a proposed three-story development would include 20,000 square feet of commercial space on the ground floor, along with 20 condo lofts above. These projects are still in the early stages of review.

The city has been accepting applications through its request for proposals process, with the 30-day period for competing applications now complete. The city is in the process of reviewing the proposed uses and designs for these parcels, along with the necessary improvements such as utilities, parking, and landscaping, to ensure they align with the goals and outcomes for Litchfield Square.

Meanwhile, the city’s portion of the project, including utilities, roads, signs, landscaping, placemaking, and the central park, is nearly finished. More roads and amenities are being opened weekly, with the city expecting to complete this portion of the project by mid-February. At that time, construction on the new developments will begin.

The city of Litchfield Park sold Lot 3 to LP Heritage Partners LLC in August 2022, and the development group has received approval to build Heritage Place at Litchfield Square. The project will consist of approximately 40,000 square feet of retail, office, and restaurant space. The architectural design for the two-story building has been approved by the city’s Design Review Board, and LP Heritage Partners is currently preparing construction drawings for permit submission.

As these new developments move forward, Litchfield Park continues to review proposals for the remaining parcels and engage in conversations to further shape the future of Litchfield Square.
