Goodyear City Council to consider Paseo Place 2 rezoning, preliminary plat

The Goodyear City Council will consider a Planning and Zoning Commission recommendation to rezone 80.35 acres on the southeast corner of Yuma Road and 183 Avenue from Single Family R-6 to higher-density R-4 when it meets in regular virtual session at 6 p.m. Monday, Aug. 24, paving the way for development of the Paseo Place 2 community.

Goodyear City Council to consider Paseo Place 2 rezoning, preliminary plat

The Goodyear City Council will consider a Planning and Zoning Commission recommendation next week to rezone 80.35 acres that would pave the way for the Paseo Place 2 community.

The rezoning of the southeast corner of Yuma Road and 183 Avenue from single family R-6 to higher-density R-4 will be on the agenda when Council meets in regular virtual session at 6 p.m. Monday, Aug. 24.

The land was annexed into the city in 2006 and designated as Paseo Ridge. Planning commissioners voted unanimously Aug. 13 to recommend Council approve Phoenix-based builder Melcor’s rezoning request and preliminary plat for the community.

If approved, Melcor plans to subdivide the property into 295 lots and 22 open-space tracts that would provide public trails connecting to the Maricopa Trail, Goodyear Senior Planner Alex Lestinsky told planning commissioners.

Other Melcor communities proposed nearby include the 43-acre, 136-lot Paseo Place 1 and the 198-acre, 578-lot La Privada.

R-4 zoning requires one five-acre park for 40 acres, but Melcor is proposing a deviation that allows for 2.21-acre and 3.76-acre park near entrances to the community and a 9.93-acre emergency conveyance channel necessary to the development that will be used as an active trail.

Additional outdoor amenities would include a full-size basketball court and pickleball court, both of which would be lighted.
