In its Thursday meeting, the Glendale Planning Commission will consider a rezone for the recently-annexed, 161-acre Cottonwood Properties and consider a preliminary plat for a 112-home segment of the 1,392-home Stonehaven residential development.

Cottonwood Properties
Cottonwood Properties, just west of Loop 303 between Glendale Avenue and Bethany Home Road, was annexed on Jan. 14. The Cottonwood Properties’ owner, Cotton Bethany LLC/303 Cotton LLC is requesting the 161-acre property be rezoned from agricultural use to a planned area development, allowing for industrial use, commercial use and office space.
Under the request the bulk of the property, 59%, will be zoned for manufacturing. Two small segments — 24.5 acres at the northern edge of the property bordering Glendale Avenue and 22.5 acres at the southeast of the property at Loop 303 and Bethany Home Road — will be zoned for commercial, totaling 29% of the property. A 19.4-acre segment, 12% of the property, will be zoned a “flex” area at the northeast corner of Bethany Home Road and Cotton Lane. This area will include a Love’s Travel Stop truck stop, gas station and convenience store. It will be the third Love’s in the Valley, joining locations in Tolleson and Chandler.
Glendale planning staff recommends approval of the rezone, stipulating that a traffic impact study be completed and the property owner pay for adjacent road improvements.
Stonehaven
The Commission will also consider allowing another step forward for the largest new home development in Glendale. Stonehaven is a 363-acre, 1,392-home housing development southeast of State Farm Stadium. The property is bordered by 91st Avenue to the west, Cardinals Way to the north, Camelback Road to the south and 83rd Avenue to the east, though not all of the property extends that far east.
The property up for discussion Thursday night, StoneHaven Parcel – 12, is a 21.9-acre parcel at the southeast corner of 91st and Montebello avenues planned for 112 houses. The typical proposed lot size under the preliminary plat is 45 feet by 110 feet, or 4,950 square feet. The homes are allowed to be up to two stories and 30 feet tall.
Glendale planning staff recommends approval of the preliminary plat.
