For a second straight spring, Glendale offers the lowest rent prices in the Valley.
That’s according to an April 5 study from Zumper, an industry platform that analyzes data for renters and landlords. The report studies active listings that hit the market in the past month, and listings are aggregated by city to calculate median asking rents.
While the Arizona one-bedroom median rent checked in at $1,327 last month, Glendale’s price of $1,210 was the most affordable in the Metro Phoenix area. That continues the trend in 2021 that saw Glendale also post the least expensive one-bedroom rent in the Valley.
What has gone up in Glendale, though, is the increase rate. The Glendale median rent has gone up 27% in one year, according to the Zumper study. Only Surprise, at 31%, had a higher jump over the past year for a one-bedroom.
Scottsdale again posts the highest rate, at $1,900 for a one-bedroom.
Even for a two-bedroom median rent, the analysis shows Glendale is still the Valley’s best bargain at $1,500.
And more apartments in Glendale are on the way.
Moderene at Arrowhead looks to be coming soon to the intersection of 67th Avenue and Greenway Road, just west of the Cactus High School football field and campus. The lot is currently vacant.
Covering almost nine-and-a-half acres, Moderene has submitted plans for a 182-unit complex featuring 24 studio apartments, 110 one-bedroom options, and 48 two-bedroom units in a community designed as two- and three-story structures.
The city’s Planning-Development Service Department said Friday that Moderene at Arrowhead is currently in its first review of construction documents, and that a construction timetable isn’t known yet.
