Edward Homes starts Melrose Professional Park in Gilbert

Edward Homes Development has started construction on Melrose Professional Park, a 120,000-square-foot medical and office condominium project in Gilbert.

The development is located at the southeast corner of South Rome Street and East Melrose Street.

Plans call for eight buildings of about 10,000 square feet and two buildings of about 20,000 square feet. Units will range from roughly 5,000 to 20,000 square feet.

The first phase is scheduled for delivery in April 2026, with full completion expected by December 2026.

Cushman & Wakefield is handling sales for the property. Tom Weinhold, Sheila Bale and Erika Eckblad are leading the effort.

“The groundbreaking of Melrose Professional Park marks a significant milestone for Gilbert’s rapidly growing healthcare and office market,” Weinhold said in a statement. “This project is uniquely positioned to meet the increasing demand for modern, flexible medical office space in the East Valley.”

The single-story, 10-building development will include patient drop-off areas, generator pad accessibility, exterior-loaded buildings and planned signage. Units will be delivered in shell condition with HVAC curbs for customized buildouts.

The property is less than a mile from Dignity Health’s Mercy Gilbert Medical Center and near major roads and retail centers.

Cushman & Wakefield said the location and ownership opportunities are expected to draw strong interest from medical professionals and investors.
