Land west of Falcon Field Airport should be rezoned to light industrial with a planned area development overlay for an industrial development, the Mesa Planning and Zoning Board decided recently.
The board on May 24 voted 5-0 on a consent agenda with other items to recommend that the City Council approve a site plan for Western Semi Solutions and rezoning for the 5.7-acre property west of Greenfield Road and north of McDowell Road. Absent were board members Genessee Montes and Troy Peterson.
The site, which is vacant, is zoned light industrial. Access will be from McDowell Road, Planner Kwasi Abebrese said at a study session prior to the meeting.
“The proposed site plan shows the development of an approximately 78,449-square-foot industrial building. It includes truck docks and a loading area that will be located on the west side of the building. It will be screened with an eight-foot-tall masonry wall from public view,” he said.
Glenn Klipfel of ADM Group Inc. is the applicant. Stephen M. Javinett Living Trust, is the owner.
A 40-foot-tall industrial warehouse shell building is planned, according to a written project narrative from ADM Group Inc.
“The proposed shell building shall have a group-use warehouse and be divided — in the future — into eight tenant spaces. This building shall be constructed with concrete tilt-up walls, a hybrid steel/wood roof structure and five main storefront entrances accented with integral colored ground face block and metal canopies,” it states.
The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
