Tempe Development Review Commission is considering a zoning map amendment and planned development overlay for a new development, located at 835 S Rural Road, at its Nov. 12 meeting, which consists of over 900 dwelling units and space for commercial uses.
Nova Tempe is the 20-story proposed mixed-use development that would create 950 dwelling units and 13,260 square feet of commercial space on 3.61 acres of land at the corner of Rural Road and University Drive, according to a staff report by senior planner Karen Stovall.
This potential project proposes 319 studio, 40 one-bedroom, 132 two-bedroom, 68 three-bedroom and 391 four-bedroom units. Various commercial uses already exist at the site, according to Stovall, including a gas station, retail and restaurants.
The property is owned by Dowdell Holdings, DLA 6 Properties, Tempe Towne Associates and Tempe Towne Holding Co. The owners are represented by Nick Wood of Snell & Wilmer, who is the applicant for the project.
“The applicant is requesting the Development Review Commission provide recommendations to city council for the zoning map amendment and planned area development overlay,” Stovall stated in the report.
Stovall noted the applicant will need approval of a development plan review and subdivision plat to combine eight lots into one for further processing.
Staff recommends the approval of the requested zoning map amendment and planned-area development overlay, according to the report. Stovall wrote that the request meets the city’s required criteria and will conform to conditions that were previously outlined.
