Two industrial buildings are planned east of Sossaman Road and north of Pecos Road in Mesa.
Preliminary design for the development on 28 acres recently was discussed by the Mesa Design Review Board.
The two buildings are to have more than 500,000 square feet of space, Staff Planner Sean Pesek said at the board’s May 10 meeting.
“The loading docks are on the south facades and they are screened per the Mesa zoning ordinance with solid walls and then automatic gates. There are amenity areas adjacent to the primary entrances integrated with the foundation base. And then 640 parking spaces required and 670 spaces proposed,” he said.
Glenn Klipfel of ADM Group Inc. is the applicant. Phoenix-Mesa Gateway Airport Authority is the owner.

Skybridge of Arizona is proposing two 44-foot-tall, one-story industrial warehouse shell buildings, according to a written project narrative from ADM Group Inc.
“The proposed shell building shall have group use warehouse and be divided — in the future — into three tenant spaces. The project building shall be concrete tilt-up wall construction with three main storefront entrances along with hybrid steel/wood roof structure and will have an unconditioned space,” it states. “The exterior facade will include multi-height, undulating tilt-up concrete panels which will be patterned and painted with similar colors as the 106 building across the street.”
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.

Community: Since 2009, he has worked as a volunteer to design The Blue Guitar Magazine, Blue Guitar Jr. magazine and Unstrung magazine, which are projects of The Arizona Consortium for the Arts; and since 2014, has been overseeing the art submissions.
Education: University of Arizona with a master of arts in journalism and a bachelor of science in agricultural communication. Also continuing education at Mesa Community College in welding in a metal art sculpture class.
Random fact: Saw his first tornado on May 31, 2010, which was classified as an EF-2, as part of a stormchasing tour group.
Hobbies: He is an artist of welded-steel sculptures, selling his artwork at juried and non-juried art shows.
