Chandler planning board sees 1 housing project on agenda

Rezoning and preliminary development approval of slightly more than 4 acres for this 23-lot, single-family infill planned area development in north Chandler is the only major item on the agenda for the Chandler Planning and Zoning Commission’s March 18 study session and regular meeting.
Chandler’s Planning and Zoning Commission had a relatively busy start to 2026, but not nearly as many items have gone before the board recently.
After the board’s Wednesday, March 18 meeting, there aren’t any scheduled study sessions or regular meetings for the board until at least the first week of May.

The study session is set for 5 p.m., with the regular meeting at about 5:30 p.m. Both will be held in City Council chambers, 88 E. Chicago Street, downtown Chandler.
Residential Pursuits Investments wants to build The Bower Dobson on 4.13 acres in a neighborhood southeast of Dobson Road and Chandler Boulevard.
The land, which sits across a side street from Discount Tire and has single-family homes to the south, has been zoned planned-area development for specialty retail since 1986.
The proposal includes 23 single-family lots that create a density of 5.57 units per acre. Total lot coverage will be a maximum of 55%.
The building height maximum will be 30 feet, so there will be two-story homes in the proposal. A staff report states that during a Jan. 29 neighborhood meeting attended by five neighbors, concerns were voiced about additional traffic as well as privacy concerns regarding two-story homes towering over nearby yards and homes.
The applicant gave neighbors more information about the site design at that meeting, the report states, which includes a public street with parking on both sides.
Also, the applicant told neighbors, the landscape buffer on the south side of the proposal, combined with the width of Commonwealth Ave, will combine to provide separation between the proposed and existing residences.
Each lot will have a two-vehicle garage and a two-vehicle driveway. The garages are required to be pre-wired with 240-volt electrical capacity necessary to accommodate future electric vehicle charging equipment, the report states.
The only other action item on both agendas is a use permit extension for Move Human Performance Center & Physical Therapy on Elliott Road.
