Two minor general plan amendments with rezoning will be considered during the Gilbert Town Council meeting of Feb. 25.
One will bring in a single-family residential development and the other a combination of retail and loft residential apartments, though town staff is recommending denial for the latter.
Public hearings on the items will be part of council’s regular business meeting at 6:30 p.m. at Gilbert Town Hall, 50 E. Civic Center Drive, Gilbert.
The first item will be for the Tustin Ranch single-family residential development at the southwest corner of Greenfield and Pecos roads.
The proposal seeks to modify a previously approved development plan to accommodate 76 single-family lots with a target density of 1.9 dwelling units per acre, according to town documents.
The request includes reconfiguring zoning boundaries, incorporating an additional 1.5-acre parcel, and allowing deviations in setbacks, lot coverage and landscaping requirements. The development will be a gated community with two primary access points.
The Gilbert Planning Commission has recommended approval, and staff supports the request.
The second item is for Modera Gabriella Pointe, on the northeast corner of Higley Road and Elona Drive, where the developer is requesting council to approve a minor general plan amendment and rezoning for 14.99 acres.
The plan includes a mixed-use development with commercial/retail and loft residential on 4.46 acres and a multifamily complex with 335 units on 10.53 acres.
The proposal seeks to change the land use from regional commercial to residential less than 25-50 dwelling units per acre and rezone to multifamily/high density with a planned area development overlay.
However, town staff and the planning commission recommended denial, citing concerns over the loss of commercial space, increased housing density, and inconsistency with the area's long-term vision.
