The property is slated to be annexed into the city of Mesa.
The look and landscaping for an Apache Gardens apartment complex on 5 acres west of Crismon Road on the south side of Main Street were discussed at a recent meeting of the Mesa Design Review Board.
The vacant property is in Maricopa County and as part of the annexing process into the city of Mesa is to be rezoned to multiple residence 4, Staff Planner Joshua Grandlienard said at the July 11 meeting.
“Current site plan is six buildings with three-story apartment buildings with the amenities centrally located on the north side,” he said. “It is a gated development. Pavers are located at the entry as well as multiple locations throughout the site through landscape islands to provide that for people who park in those areas as well as pedestrian paths throughout the site.”
David Bohn of BFH Group is the applicant. BFH Holdings LLC is the owner.
A garden-style apartment residential development with 144 units is planned at 9705 E. Main St. The property has been vacant, undeveloped land for more than three decades, according to a written project narrative from BFH Group LLC.
“There are proposed ... townhouse-style units each with a private two-car garage throughout the entire development. The townhouse units feature a 5-foot private rear yard/patio to the perimeter wall. Required private outdoor space will be provided to every residential unit,” it states. “The site is a proposed multifamily residential community. It is expected to be gated at the entrance and view fence along East Main Street shall be proposed. The balance of the perimeter will be a 6-foot masonry wall.”
The property will be managed by either on- or off-site property management. The property management will maintain internal driveways, infrastructure, buildings, landscaping, amenities, etc., the narrative states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
