Industrial, commercial development planned in Mesa

A seven-lot industrial and commercial development called Gateway Technology Center is to be constructed on the northwest corner of Signal Butte Road and Elliot Road in Mesa.

The Mesa Planning and Zoning Board recently voted unanimously in a consent agenda with other items to approve a preliminary plat for the 25.5-acre development.

The site plan was approved by Mesa City Council in 2021 for commercial pads with industrial buildings to the west, Planner Sean Pesek said at a study session prior to the Feb. 8 meeting.

“The zoning is currently light industrial with a (planned area development) overlay and that PAD was established, again, in 2021. So it’s currently vacant although I think parts of it are starting to be graded,” he said.

Two tracts of land on the north side of the subdivision are for drainage and there’s a tract for underground utilities and access, Pesek said.

Randy Litwin of Hunter Engineering is the applicant. TRG Mesa Elliot Signal AZ LLC is the owner.

The portion for industrial development includes three buildings ranging from 73,550 square feet to 89,995 square feet with associated screened and enclosed truck court areas, according to a written project narrative.

“The commercial development portion consists of approximately 19,578 square feet of retail uses, restaurants, a service station and other supportive and compatible establishments servicing the industrial workforce,” it states. “The purpose of this preliminary plat is to allow for two of the industrial buildings to be placed on a single lot with the remaining industrial building and the commercial sites to be placed on separate lots. Individual tracts are also being created for common access, utilities and storm drainage serving the proposed buildings.”

The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
