A Phoenix Children’s Hospital clinic is to be constructed east of Ellsworth Road and south of Ray Road in the Cadence community of Mesa.
The landscaping, look of the building and site plan for the 1-acre development recently were discussed by the Mesa Design Review Board.
Vehicle access is to be from East Cadence Parkway, Staff Planner Kwasi Abebrese said at the Aug. 9 meeting of the board.
“The project entails a 7,018-square-foot building encompassing medical and dental offices,” he said. “And there are parking spaces provided on the site.”
Thomas Chasty of Orcutt Winslow is the applicant.
PPGN-Ellsworth LLLP is listed as the owner, but Chasty said at the meeting the land was sold to and is owned by Phoenix Children’s Hospital.
“So this is a new modality for PCH. It is a primary care clinic. Some people might be aware of the hospital downtown but you may not be aware of some of PCH’s specialty clinics throughout the Valley. This is different from that; this is a primary care modality trying to bring affordable pediatric primary care to where it’s needed in the community,” he said. “This is a planned-community development, so as we were designing this building we had to be sensitive to the requirements of that planned-community document.”
The Cadence Clinic will have 16 treatment rooms as well as support spaces for patients and staff, according to a written project narrative from Orcutt Winslow.
“Patient entry and waiting are segregated into well and sick areas to protect well patients from those who are infectious. Its hours of operation will be normal business hours,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.

Hobbies: He is an artist of welded-steel sculptures, selling his artwork at juried and non-juried art shows.
