A comprehensive sign plan for an industrial and commercial development on the northwest corner of Elliot and Signal Butte roads was recently approved by the Mesa Board of Adjustment.
The board voted unanimously in a consent agenda with other items March 2 to approve a special use permit for a sign plan in the light industrial district with a planned area development overlay. Absent from the meeting was Chair Alexis Wagner.
The general plan designation for the area is employment, said Staff Planner Robert Mansolillo at a study session prior to the meeting.
“(O)ne of the goals is to have a wide range of high-quality employment availability,” he said. “(T)here was a re-cent case council approved in December 2021; that was the rezone and that was for industrial and commercial uses.”
The signs are to have a maximum height of 13 feet, an increase from the 12 feet allowed in the city’s zoning ordinance, Mansolillo said.
“There will be three of these on the property and all attached signs meet the Mesa zoning ordinance allowances,” he said. “And then within the site there will be attached signs and directional signs.”
The property is designed for mixed commercial uses with multiple tenants. Some of the tenants do not have street frontage along either Elliot Road or Signal Butte Road, said Andy Gibson, president of Bootz & Duke Sign Co., in a written project narrative.
“The intent of creating this comprehensive sign plan is to allow these tenants to have a sign location on a building/street frontage the business is not located on. The property owner has decided the sign locations for the tenants in the center,” he said. “The signage proposed within the Gateway Tech Center has a modern theme with a specific color palette of gray accented with dark red that will clearly distinguish the buildings and matching signage for this site and represents a clear variation from other conventional developments.
Mesa Board of Adjustment meetings are held at 5:30 p.m. the first Wednesday of the month at the City Council Chambers, 57 E. First St. The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
