BUCKEYE — The Buckeye Planning and Zoning Commission on Tuesday approved and recommended several items, including a residential preliminary plat approval for a development that includes 455 homes at the southeast corner of Watson and Broadway roads.
The Ventana Ranch project originally was created in 2008 but was reviewed by city staff several times. After revisions, the development was placed on hold as talks continued because of water infrastructure issues.
This time around, Vicky Morris, senior project manager at homebuilder Lennar Corp. , said she has worked this issue out.
The project, on 139 acres, commits a plot of land for the creation of a future school site. A 4-acre park will include an outdoor basketball court, multiuse turf areas, ramadas and two playground structures.
Also planned is a multipurpose trail along the development’s eastern side with lighting fixtures along the trail. The trail will be used to access the future elementary school, park and other amenities.
Before approving the agreement, the committee requested the developer contact with the Buckeye Union High School District regarding students potentially coming from the development.
The next agenda item was a site-plan approval for CH CRE Ten85 LLC’s light-industrial property. The owners want to use 265 acres to create four warehouse buildings at the southeast corner of Southern Avenue and State Route 85.
The site plan involves developing more than 4 million square feet for the warehouse area alone and 2,280 parking spots.
The development’s first phase entails two buildings being erected, improvements along the surrounding roads, and a driveway connection at southern avenue.
The second phase to allocate 124 acres to bring balance of walls and plants so nearby housing communities won’t be affected by the light industrial development’s proximity
The developers also committed to installing four traffic signals at the four corners of the site.
The last item on the agenda was the site plan approval of 12 acres at the southwest corner of Yuma and Dean roads for the construction of 136-unit multifamily rental homes project.
Prestige BeskShar Development plans to create a mix of housing structures such as 40 single-story one-bedroom units, 56 one-story two-bedroom units, and 40 two-story three-bedroom units. The project will include 249 parking spaces with 143 of those being fully shaded.
Site amenities will include parks, a pet-friendly park, pool with ramada, fitness center and more.
According to the agreement, prior to building permit approval, the property developer shall provide a letter from the Buckeye Union High School District showing they have entered into an agreement to provide adequate school facilities within the school district’s attendance area.
