Speculative office, warehouse building planned in Mesa

An industrial building is planned on 2.4 acres east of Power Road on the north side of Ray Road in Mesa.

The Mesa Planning and Zoning Board recently voted unanimously in a consent agenda with other items to recommend that the Mesa City Council approve a site plan review and rezoning the property to light industrial with planned area development overlay and bonus intensity zone overlay. Absent from the meeting was board member Benjamin Ayers.

“The [bonus intensity zone] request is to allow a reduction in the landscape setback; that reduction would be adjacent to a triangular parcel ... and it kind of cuts in to the southern edge of the site,” Planner Jennifer Merrill said at a study session prior to the March 9 meeting. “That triangular parcel is owned by the airport and it’s a remnant parcel that was left over when Ray Road went through. Staff has been working with the applicant and the airport and unfortunately the triangular parcel isn’t something that can be sold to the applicant so they weren’t able to incorporate it into their site.”
