Evergreen Devco Inc., a retail, multifamily and industrial development company, announced the groundbreaking of its first-ever industrial development in Arizona.

The 9.4-acre site northeast of the intersection of Litchfield Road and Desert Cove Road in Surprise will soon be home to a state-of-the-art 168,000-square-foot industrial building.

Industrial development in the West Valley has predominantly focused on large-scale distribution facilities catering to logistics users. However, Evergreen Devco’s Desert Cove and Litchfield project aims to address the growing demand for modern industrial facilities with smaller footprints, officials said.

Located along Litchfield with access to Loop 303 and Northern Parkway, Desert Cove and Litchfield is aiming to offer connectivity for businesses operating in Surprise.

Additionally, proximity to Taiwan Semiconductor Manufacturing Company and a deep labor pool further enhances its appeal as an attractive investment destination.

Evergreen started its Industrial Development platform in 2021 with an initial focus in the Denver and Phoenix markets. The company is leveraging its extensive industry relationships to identify prime opportunities throughout the Southwest region.
