Affordable housing project on Surprise planning agenda

More than 10 months after Minnesota-based Dominium Inc. requested a continuation of the Surprise Planning & Zoning Commission hearing on the Truman Ranch Marketplace affordable housing community south of Waddell Avenue between 171st and 175th avenues, the project is back on the board's agenda.

During its 6 p.m. meeting June 16 at city council chambers, 16000 N. Civic Center Plaza, the planning commission will hear the preliminary development plan for the Truman Ranch Marketplace and take action on it.

 The proposal would establish a master conceptual site plan for the property and also memorialize the allowed residential density. For details on the agenda item, read the commission meeting details in this packet.

Originally called Waddell Crossing, the rental complex proposed by Dominium featured a total of 613 units.

Renamed Truman Ranch Marketplace, this project was a proposed $200 million-plus 44-acre project, with 20 acres planned for the family community, 8 acres for the senior component and 16 acres planned for commercial development.

It calls for a 392-unit family community and a 221-unit senior living community with affordable housing in both, including some for families who qualify under Section 42.

A bit more than a year ago, nearby residents networked and put together voiceofsurprise.com — a site for opposition to the project, where organizers met and have since gathered roughly 1,000 signatures against the project.

The group is expected to attend the planning commission meeting in large numbers.

Dominium led a Zoom webinar May 31 to detail some of the changes to the proposal.
