Realty offices merge in West Valley

Agent growth will be beneficial to both

The saying “two heads are better than one” can certainly apply in business and two West Valley realty offices plan to put it into practice.

Tempus West Valley Realty and Long Realty teamed up March 1 to become Long Realty West Valley Sun City. The agency will operate from two Long Realty locations — 13551 W. Camino del Sol, Sun City West, and 14245 W. Grand Ave., Surprise — and Tempus agents will continue to work from their current office, 10220 W. Bell Road, Sun City.

The agency will focus on the age-restricted communities of Sun City, Sun City West and Sun City Grand, but also has sales in other areas of the Northwest Valley, according to Gordon Nichols, Long Realty owner and designated broker.

“The majority of our agents are residents of the Sun Cities and tend to do most of their business in those communities,” he said. “We have agents that reside in other communities and most of their business is there.”

The merger will improve that focus on the Sun Cities. Between Tempus and Long, they had 33% of the market share, according to Mr. Nichols. Of that, 33% is from Sun City Grand, he added. The Long Realty Sun City West office has 20% of the market in that community.

“Tempus is currently the number on company in Sun City and Long Realty is number one in Sun City West and Sun City Grand, based on listing and sales volume,” Mr. Nichols said. “By merging Tempus into Long Realty, we are positioned as the number one company in Sun City, Sun City West and Sun City Grand. It definitely makes us better together.”

Long Realty is an independently owned and operated franchise company that launched in 2009. Tempus began operations in 2015. Tempus fields about 48 agents while Long has 156.

“All our agents have been busy and effective,” Mr. Nichols stated in a press release. “We couldn’t be more excited.”

The combined closed sales from the two companies in 2020 was nearly $550 million, he added.

“The area has experienced tremendous growth and this magnifies our ability to grow along with it,” Mr. Nichols said.

He expected the transition to be an easy one.

“I’ve worked with a number of Tempus agents as far back as 2002,” Mr. Nichols stated. “We have a great relationship and a lot of mutual respect.”

While he has no specific plans to expand further at this time, Mr. Nichols said he is open to adding other offices.
