Evans: Sun City CC&R changes do not seem practical

Mr Wilson, reading your comments in the article (“CHOA keeps busy with CC&Rs,” Sun City Independent, July 22, 2020) regarding the proposed CCR changes is quite upsetting.

The change removing the phrase, “Except in your garage,” from the original CCRs will not be acceptable to the majority of all homeowners. I talked with Mr. Hunter back in November and he stated this change could not even be enforced and was being discussed with their legal department. He also stated that there were numerous inquiries about this, expressing opposition. Why would you continue sneaking this into the changes? 

The original parking provisions lists several items you can keep or park on your property up to 72 hours, except in your garage. Now you want to remove this exception. You and your CCR committee are dictating to the homeowners what can and cannot be kept inside your private garage. I stated my opposition about this in the Independent back in November that most of these items are for hobby or recreational use and are being stored or parked.

No HOA that exists dictates you can’t keep a ATV, camper shell, a classic car running or not or a small camp trailer inside the privacy of your garage.

The original CCRs that were drafted are absolutely written correctly. Your committee also has listed changes requiring detached garage roof lines to match the existing house. I was told by Mr. Hunter this was to stop numerous complaints about residents parking motorhomes in oversized detached garages. Mr. Hunter also stated the changes are needed for clarification only. Not true. These revisions are only for what your committee thinks we should own — car, small truck or a golf car. I personally will make every effort to prevent this change from being adopted, and so should all Sun City homeowners.
