The Recreation Centers of Sun City, a Title 10 nonprofit corporation, has full authority to conduct business by a simple majority vote of the board. I believe this is responsible for the mayhem, trauma, drama, ill will and loss of confidence we have suffered over the last several years. Whoever occupies the president’s chair controls the rules via simple majority, which makes RCSC a personality-driven organization subject to whiplash every time someone new sits in that chair.
The resulting terrible track record of corporate and managerial decisions, coupled with community ire in response to these decisions, may be harming our reputation in the eyes of potential residential and commercial investors.
Our record is discoverable to investors performing due diligence. The chaos of our community is visible for the whole world to see in the form of the tragically executed RCSC website rollout. Look at the website to see where we are as a community. The words “out of control” come to mind.
These factors combine to create our reputation. Perhaps it is time for self-reflection. The GM’s misplaced promises of a functional website rollout are too little too late. We’ve missed this year’s marketing window to sell prospective buyers looking to purchase homes here.
For those concerned about our financial shortfalls and threats to our PIF, I suggest weighing the possibility that our reputation dissuades potential investors, who may decide to invest elsewhere. I believe we may be failing to compete with other, better-managed 55-plus communities.
Mismanagement must end now to stabilize our property values. We must have a standardized, non-personality-driven plan that will not be subject to the whims of the personalities who populate the board. This can be accomplished through careful restructuring of our bylaws, which also need to be in agreement with board policies and articles of incorporation.
We cannot accomplish this task on our own. We need to hire an outside professional to conduct a governance review to generate a statement of findings and recommendations.
To those who say we have a new board, let’s give them a chance, to those who say that Finance and Long Range committees have made strides, I ask: what happens when personalities turn over?
Successful corporations implement standardized, non-personality-driven corporate structures that operate with consistency, transparency and accountability.
RCSC must reorganize now. We must stabilize our reputation and repair the ill will and lack of confidence that exists amongst our members, thereby preserving our financial potential for this community
Title 10 must go, via restructuring of our bylaws.
