48 attached Gardens at Gold Canyon homes planned

A planned area development overlay zoning district is being sought for Gardens at Gold Canyon at approximately 5951 S. Kings Ranch Road to establish development standards for a 48-lot residential development on 5.22 acres.

The PAD overlay, a comprehensive plan amendment and rezoning of the property are to be discussed at the 9 a.m. July 15 meeting of the Pinal County Planning and Zoning Commission. It will be held in the Pinal County Administrative Complex’s Board of Supervisors Hearing Room, 135 N. Pinal St. in Florence.

Dalmead LLC is the landowner and Sanks and Associates LLC is the applicant/agent.

Single-family attached homes are planned in the senior living subdivision, according to an application for the PAD.

“The proposed development will diversify the residential needs of the area by providing a different type of residential development in the form of single-family attached homes. The project would also provide new housing opportunity for senior residents looking to retire or move into the area of Gold Canyon,” it states.

Two 5-foot-high brick concrete signs are planned at the entrances of Alameda and Eagle Pass roads, according to the rezoning application.

A meeting for neighbors was held Nov. 19, 2019, with 12 attending.

“After the introduction and presentation of the project concept, several individuals began asking questions about the project from architectural design to landscape and lighting. All questions were answered in detail and all were very supportive of the project and are welcoming this new additional residential development with open arms. Telephone numbers were exchanged and I have yet to receive any inquiry of concern,” Sal Ramel, architect at Ramel Architects International LLC, said in a Pinal County document.

The residential project is intended to be a boutique age-restricted community for residents who prefer turn-key living, according to a project narrative.

“Our prospective owners may live seasonally or year-round and may have recreational vehicles that they prefer to park nearby. Each home has a cozy front courtyard to encourage neighbors to interact and meet one another and enjoy the area’s natural beauty. Private yard spaces are also provided,” it states.

“All units will be single story containing two bedrooms, a full kitchen and a two-car garage. Each unit has an off-street guest parking space with concrete paving strips that also provides access to an optional recessed RV parking space behind screening gates. An 8-inch (concrete masonry unit) wall with stucco shall separate the units from one another,” the project narrative states.

The project will be built in a single phase. The property is owned by Dalmead LLC and is intended to be developed by the owner. The homes will be for sale and then ownership will transfer to individual owners as each of the properties closes. The common areas, including the clubhouse, will be owned and maintained by the home owners’ association once formed during the time of the final platting process per state statutory requirements.
