Cadence at Gateway phases 2 and 3 sold to home builders Lennar Homes, Maracay, Toll Brothers

Arizona-based real estate investment and development company Harvard Investments announced it sold all 12 neighborhoods --- 863 lots --- in phases 2 and 3 of the Cadence at Gateway master-planned community in Mesa to national home builders Lennar Homes, Maracay and Toll Brothers.

Due to demand in Phase 1, which is 90% sold in less than a year, all three builders are moving forward, according to a release.

Lennar’s phase 2 purchase represents 486 lots in six neighborhoods surrounding the community’s newly built elementary school.

“We’re delighted to continue collaborating with Lennar Homes in phase 2 as they’ve created distinctive homes for Cadence homebuyers with their Everything’s Included features, home automation technology and multi-generational living floor plans,” Tim Brislin, vice president of Harvard Investments, said in the release.

Phase 2

Lennar is beginning to build 486 homes in six neighborhoods as Phase 2 infrastructure wraps up. Their neighborhoods will feature a wide variety of single- and two-story home options ranging from 1,700 to just under 2,700 square feet and starting in the low $300s, the release states.

“We’re pleased to build upon our success in phase 1 and bring new options to families with 21 floorplans, including Lennar’s innovative Next Gen - The Home Within A Home design," Alan Jones, Lennar Phoenix division president, said in the release.

"Created for extended families, this layout provides a main home with an attached private suite that’s ideal for elderly parents, returning college children or long-term guests.," he said. “We also love our premium location and are excited to be able to offer new home options for people seeking to call the east Valley home. All six Lennar neighborhoods are just steps away from the beautifully modern, newly constructed Silver Valley Elementary School.”

Lennar homebuyers at Cadence will be able to choose from floorplans designed for every stage of life --- from first-time buyers, growing families, those with teens, to empty nesters --- including two new NextGen – the Home Within a Home designs, one approaching 2,600 square feet with a three-car garage, the release states.

Beginning Jan. 24, Lennar was slated to begin to pre-sell its first neighborhood in phase 2, with single- and two-story homes ranging from 1,800 to nearly 2,700 square feet --- pending its public report. Lennar anticipates families beginning to move into their phase 2 homes in 2021.

Phase 3

Due to demand, Harvard is also releasing phase 3. Cadence’s final phase represents 377 lots in six neighborhoods, with Toll Brothers building four neighborhoods and Maracay Homes building two neighborhoods, according to the release.

“We’re delighted to partner with Maracay Homes and Toll Brothers in the growing Cadence community for phase 3,” Mr. Brislin said in the release. “Maracay Homes is a leading Arizona builder that we are pleased to have join Cadence. Toll Brothers is known for the superior quality of the luxury homes they build," he said.

"All three builders for phase 2 and 3 have incredible insight into what individuals and families want in a new home, providing smart designs and floor plans that exceed both lifestyle and environmental expectations," Mr. Brislin said.

Toll Brothers is building 250 homes in four phase 3 neighborhoods. Toll Brothers homes can be personalized with options that add additional bedrooms, bathrooms and square footage.

Maracay Homes will build 127 homes in two neighborhoods in phase 3 and include two-story homes ranging from 1,850 to 2,492 square feet.

Recognized in 2019 as a 2018 LEED Homes Award Power Builder, the Maracay LEED Certified homes will feature water-efficient fixtures, LED lighting, energy-efficient heating, and cooling systems, Energy Star appliances, WiFi-enabled programmable thermostats, and more. LEED homes are designed to use 30% to 50% less energy than typical homes, the release states.

All 12 neighborhoods in phases 2 and 3 will be just south of the community’s resort-style pools, basketball, tennis and bocce ball courts, as well as the amenity center with fitness facilities, game room, and meeting spaces. All neighborhoods will have dedicated parks that are connected to the integrated trail system. Phase 2 surrounds Silver Valley Elementary School and phase 3 is to the east of the school.
