Greystar secures first industrial lease at Caliber in Peoria

Classic car sales company joins $500 million Peoria Place

Real estate developer Greystar has signed a lease with Gateway Classic Cars, representing its first tenant at the three-building, Class A Caliber industrial development in Peoria.

Under the lease, Gateway Classic Cars of Scottsdale will occupy 43,809 square feet in Greystar’s 122,863-square-foot Caliber Building B. Building B is part of the larger 411,918-square-foot Caliber industrial campus that also includes a 114,446-square-foot Building A and 174,609-square-foot Building C, according to a news release.

Caliber is part of Greystar’s $500 million, 88-acre Peoria Place, which at build-out will include luxury apartments, build-for-rent homes and ground-floor retail in downtown Peoria. It is located at the southwest corner of 79th and Grand avenues.

Gateway Classic Cars operates 20 U.S. sales showrooms and an online for-sale platform specializing in classic, exotic, muscle, vintage and antique cars.

“We strive to be active members within each of our showroom communities, including hosting a monthly, family-friendly collectible car showcase called Caffeine and Chrome at our locations across the nation,” Ken Dusman, director of marketing at Gateway Classic Cars, said in a news release. “The Caliber development, and Greystar’s larger Peoria Place master plan, align perfectly with that effort. Access to the Loop 101 and Caliber’s modern building features were also critical in making this the ideal location for our sustained metro Phoenix presence.”

Industrial Development Director Wil Hogue said Greystar is a long-term developer and investor focused on building long-term tenant relationships.

“Caliber gives Gateway flexible, well-priced, first-generation commercial-industrial space that will help maximize its operational success. We are thrilled to welcome Gateway Classic Cars to Caliber and to officially kick off our first lease at this stand-out project,”  Hogue said in the release.

Anthony Lydon, John Lydon, Hagen Hyatt and Kelly Royle of JLL represent Greystar as the exclusive leasing brokers for Caliber. Hyatt and Sam Wetherby, also of JLL, represented Gateway Classic Cars in their lease negotiations.

“With divisibility down to 30,000 square feet, Caliber gives Gateway Classic Cars a very desirable space in the Peoria market, which has limited Class A industrial options,” Hyatt said in the release. “We continue to field strong leasing interest in this project, and look forward to filling the remainder of its buildings.”

Located at 9303, 9451 and 9595 N. 79th Ave., Caliber’s buildings feature 32’ clear height, modern 50’ x 52’ column spacing, energy efficient LED lighting, ESFR sprinklers and 190’ truck courts.

Infrastructure installed at each building offers tenants the opportunity to double their power capacity from 3,000 to 6,000 amps, supporting expanded capabilities and value-add improvements such as roof-mounted solar systems and EV charging stations.

Together, Caliber offers 99 dock doors and six drive-in doors, as well as parking for 554 cars.

All buildings also include completed speculative office space with conference rooms, break rooms, open and private offices, and restrooms. To facilitate an immediate move-in, Greystar has speculative HVAC and lighting on site so that a new tenant can immediately occupy 40,000 square feet while waiting for permits to occupy their entire leased space.
