Anticipated development in Peoria delayed, The Trailhead asks for continuance

A highly anticipated commercial development on the Happy Valley corridor in Peoria has been delayed.
The Trailhead, a 25-acre upscale project proposed for the northeast corner of 83rd Avenue requested a continuance from the city to modify the land-use of the property.
The continuance will allow the applicant to work through pending land matters, according to a document. There is no specified date determined for the continuance.
In an emailed a statement to Peoria Today, Jim Pederson, founder and chairman of the Pederson Group stated: “We’ve requested a continuance on The Trailhead in an effort to make forward progress on this complex development plan, and deliver to the city of Peoria and the West Valley a project they want and have asked for. With five unique parcels, this large assemblage requires precise timing, and the city has shown great support to help realize this vision.”
The center is proposed as a curated collection of more than 15 specialty retail and restaurants as well as anchored by an upscale 62,000 square foot grocery store.
Developer Pederson Group requested to amend the city of Peoria General Plan and rezone the property to change the existing land-use from Estate Density Residential and Low Density Residential to Community Commercial. The request also includes cases to rezone the land from General Agricultural, Suburban Ranch 43, and Aloravita PCD to the Trailhead Planned Area Development zoning district.
The project is touted as a new neighborhood hub and all-day hangout that could include art installations, splash pads, a community garden, bikes, ride share and valet parking, as well as a pedestrian-friendly layout that connects with the surrounding neighborhoods and the Sunrise Mountain Preserve.
