The renters market has been doing well in Peoria and throughout the Valley ever since the housing crash left homeownership out of reach for most residents.

That was when Peoria resident and Realtor Joseph Heckel’s investors started buying in bulk, so he decided he needed a property manager, got his broker’s license, joined Property Management Inc., and opened an office in Peoria.

10 years in property management: Peoria Realtor celebrates renewal

The renters market has been doing well in Peoria and throughout the Valley ever since the housing crash left homeownership out of reach for most residents.

That was when Peoria resident and Realtor Joseph Heckel’s investors started buying in bulk, so he decided he needed a property manager, got his broker’s license, joined Property Management Inc., and opened an office in Peoria.

The national management franchise company’s local offices provide services for clients who don’t have the time or expertise for the day-to-day management of their properties and investments.

Mr. Heckel joined PMI as a franchisee about 10 years ago, when the brand was just getting its start, and now he is the first franchisee to hit the decade mark, and signed on as the company’s first 10-year renewal partner.

He grown the business, now managing 125 single-family homes, 50 vacation homes and commercial real estate, as well as hired 15 local agents.

Mr. Heckel said his  business handles a variety of different clients.

“We are a full service brokerage for any real estate need,” he said. “So we attract the first-time homebuyer to the investor that buys and holds from commercial to residential.”

Mr. Heckel started his real estate career by flipping houses with his brother in 2002 and then obtained his license the next year to buy and sell full-time.

Question: Why did you choose property management?

Answer: We decided on the property management because the market changed to a buy-and-hold market during the recession. I was just a Realtor prior to 2003 and it made sense to add property management.

Q: Why was it important to start the business in Peoria?

A: We have raised our family in Peoria and love the city. The growth was there, including offerings like spring training, close to Lake Pleasant, and other great amenities.

Q: What is your connection to the Valley?

A: My grandparents moved here in the early 1980s, so I have been in Arizona for a long time. I also wrestled at ASU and went to college here as well. I know Phoenix well.

Q: What are your plans for the future?

A: We have two locations, one in Peoria and one in Phoenix and we are currently looking to expand one franchise to Oklahoma City. We are also always inquiring into acquisition. Corporate does a great job at providing these leads. We would also like to add property managers and more sales agents.
