Notable Paradise Valley Realtor celebrates 2021 sales achievement

Paradise Valley Realtor and resident Joan Levinson is once again on pace to shatter records as the Arizona luxury housing market continues to be among the hottest in the nation.

From Jan. 10 to May 25, Ms. Levinson has closed more than $200 million dollars in sales — a number that would have previously been an annual record for an individual agent, according to a press release. Ms. Levinson accomplished this feat in four-and-a-half months.

Last week’s closing of a publicly listed $7.2 million estate followed by the closing of a private, non-MLS listing pushed her over the top, the press release stated.

“It’s just been unbelievably busy,” said Ms. Levinson. “Buyers have come from all over the country, many seeking the warm climates and wonderful Paradise Valley/Scottsdale quality of life, others for the space and the relative tax benefits in comparison to their home states.”

Ms. Levinson is no stranger to breaking records. Named one of “America’s Best Realtors” by Newsweek in 2020, Ms. Levinson has consistently ranked as the top individual agent in Arizona every year for the past five years by various organizations.

Last year, she set her personal record at $161 million in closed sales, a number already surpassed in 2021.

“I’m so lucky to have such wonderful clients, and a support staff to help out. Sometimes all the connections, knowledge and relationships I’ve built over the past 30 years just fall into place, and we are able to make win-win deals come together. I know many other agents are busy as well, and I believe we are all just happy to help people match to their perfect home or perfect sale.”

Ms. Levinson specializes in ultra-luxury homes at the highest end of the market, and has previously sold the most expensive home in the state’s history, and five of the 12 most expensive Arizona homes ever, the press release stated.

She also specializes in discretion. Many of her homes are marketed privately and sold to her personal buyers, transactions where Ms. Levinson represents both the buyer and seller discretely.

“I value my clients’ privacy and wishes. All of my staff sign NDA’s (non-disclosure agreements),” Ms. Levinson said.

Even without public marketing, Ms. Levinson is able to create “win-win” situations for her buyers and sellers.

“I like to say there is no perfect spouse, and there is no perfect house,” Ms. Levinson muses, “but the challenge isn’t finding a perfect home, it’s finding the perfect person for the home.”

Repeat business is also key to her success.

“Many of my clients come back again and again. No one in this price range has to buy or sell. When they do, I am glad they choose to come back to me. I’m lucky enough at this stage of my career to not have to take every listing or every buyer. But every one I do take, I give my utmost attention and focus. My clients are my highest priority,” Ms. Levinson said.

Some notable recent sales where Ms. Levinson represented both the buyer and seller include:

  • 5335 N. Invergordon Road — A 25,000 square-foot estate, sold for $14.25 million;
  • 5901 E. Valley Vista Lane — Sold in a private transaction for $13.5 million;
  • 7425 N. Ironwood Drive — Under contract in just two days for $8.4 million;
  • 6450 E. El Maro Circle — Ms. Levinson set the sales price record for this private, gated enclave by selling a private unlisted home for $6.25 million.

Despite having crossed the $200 million mark, Ms. Levinson isn’t finished.

“In the next 10 days I’ll close much more, including another private transaction at over $12 million, which I’ll also represent both the buyer and seller, and two other prominent properties,” she said.

With so much activity, and so little inventory left in Paradise Valley, some might say it is time for a well-earned vacation.

“I’ll try,” said Ms. Levinson sheepishly, “I know my staff would be pleased if I took a break — But I just love the work I do!”
