Marley Park community is half full after 2 months

Officials with Christopher Todd Communities At Marley Park, 15025 W. Old Oak Lane, are reporting quick leasing sales at the community two months since opening.


The company said the luxury smart home community is now 50% leased.


It features 173 single-story rental units — all one or two bedrooms with private backyards. It was designed as a hybrid between a traditional single-family home and a luxury apartment community.


So far, it’s been attracting a mix of younger professionals and people over 50.


“We are very grateful for the wonderful reception our community has enjoyed in Marley Park,” said Christopher Todd Communities CEO Todd Wood. “It’s a beautiful place to live, and we so pleased our new way to live has been well received.”


Surprise residents Tim and Kerry Eley, who relocated here from the East Coast nearly 20 years ago, are joining the trend of those who rent a home even though they can afford to buy one.


The couple recently sold their 2,300-square foot, two-story home they bought in 2003. At first they wanted to build a new home but for the first time ever the couple decided to rent instead.


“We feel like we’re living in a beach cottage and on vacation — except for the work part,” Mr. Eley said. “I often work from home, and I hit the on-site gym during my lunch hour. We’ve met people at the pool and while walking our dog. No homeowner maintenance is a first for me."


The Eleys said the smart home technology with high speed Internet is a major perk of their rental home, which features two bedrooms, approximately 1,020 square feet, included appliances and a maintenance-free backyard.


“The homes are thoughtfully designed and utilize space very well” Ms. Eley said.


The home even came included with a doggy door for the Eleys’ nine-year-old dog, Zoe.


The Marley Park neighborhood is the fourth one Christopher Todd Communities has opened in the Phoenix area. A fifth one is expected to open next month near State Farm Stadium in Glendale.
