Glendale seeks proposals for downtown parcels up for sale

Posted

The city of Glendale is seeking proposals from individuals or firms to purchase and develop eight city-owned parcels in a prime location near Historic Downtown.

All eight parcels up for sale are located within the Glendale Centerline Overlay District. They are also within a Central Business District as well as a designated Entertainment District which allows the city the option to approve types of liquor licenses that otherwise may be restricted.

The parcels include two vacant buildings along 58th Avenue where storefronts for Glendale Shoe Repair and Heritage Cleaners once served customers, along with other adjoining suites. Four parking lots directly south of the vacant buildings are also among the considerations, as are two vacant lots, where Grand Avenue and 57th Drive intersect.

The sale of the parcels is part of a broader strategic vision that will increase consistent density of visitors, patrons and residents along with increased daytime and nighttime economic activity, the city stated in a news release.

This past June the city council approved the Downtown Campus Reinvestment Project — a $72-plus million project encompassing the revitalization of city hall, the adjacent amphitheater and parking structure, and Murphy Park.

Flexible zoning options allow for a variety of potential uses for the parcels.

The city says it will consider all viable development proposals, with higher rank being placed on proposals that consider a destination commercial use or a mix of uses such as but not limited to food and beverage establishments (restaurant, brewery, pub, bar, etc.); experiential and specialty retail; entertainment/attraction uses; development that increases consistent density in the area; and compatible building façades to the surrounding area.

Offerors are strongly encouraged to participate in one of two scheduled site visits. The visits will take place on Thursday, Oct. 13 and Thursday, Oct. 20. Both will be at 9 a.m. at 6820 N. 58th Ave.

Tours will only be provided during these dates and times.

The due date for submissions is 2 p.m. Tuesday, Nov. 1.

Inquiries regarding the RFP or the city’s procurement process should be directed to the procurement division at 623-930-2868 or Connie Schneider at cschneider@glendaleaz.com.
