Marcus and Millichap arranges sale of McDonald’s ground lease in Mesa

Marcus and Millichap, a commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, recently announced the sale of a McDonald's constructed in 2020 at 2751 S. Signal Butte Road in Mesa.

The triple-net ground lease property sold for $2,467,000, Ryan Sarbinoff, regional manager of the firm’s Phoenix office, said in a release.

Mark Ruble and Chris Lind, investment specialists in Marcus and Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, an individual/personal trust, was also procured by the two.

The property includes a new 20-year absolute triple-net ground lease with McDonald’s Corporate with 10% rental increases every five years. This McDonald’s is 5,239-square-feet on a 1.23-acre lot and includes a drive-thru, the release states.
