This is my first time taking action like this but as a Sun City homeowner I have concerns as well.
We are for the time being winter visitors in Sun City. We bought our home at market value about four years ago from my mother. At the time, the values were reasonable and affordable.
We ride bicycles every morning and put on about six miles in the phase one area of the community for the most part. That said, I’ve noticed another growing trend not mentioned in your article (“Short-term rentals on hot seat”). Great article, by the way.
Anyway, on top of the very real issues that come with the short and even longer term renters are the extra vehicles that are housed at and near these rental properties and some may even be new homeowners to the community.
Too many vehicles and tenants playing musical cars at night to avoid parking on the street overnight. My observation is that property owners are displacing their landscaping with concrete, adding additional parking spaces for more cars.
This, of course, is and will lead to more and more issues as this continues. Green space or landscaping probably dissipates heat faster then these larger and larger concrete slabs that are being poured in the retirement community.
We bought our home primarily for the protective covenants, age and like mind being a couple of them. In just four years we feel far less secure as more and more younger people seem to frequent the neighborhood, always looking in the garage a little too long.
So, bottom line for us is making a long term commitment to the area and contemplating moving here full-time or selling out and running for the hills. Your article is spot on and it seems that issues are continuing to get worse.
We receive no less then two calls per week from cash investors wanting to purchase our property here. I have to say that while riding bicycles on a daily basis in the community is still very well kept for the most part. We’re just very concerned going forward which way the retirement community is going to go.
